We install noise detector devices inside each unit which send us alerts if noise levels exceed a certain dB level, enabling us to take swift action when needed. In addition, we install smart locks on each door that generate a new code for each guest; all codes are deleted upon checkout for added security.

Landlord FAQS
What is a Master Lease?
A master lease is a type of lease that gives the lessee the right to control and sublease the property during the lease, while the owner retains the legal title. In this case, a housing authority or service provider would be the lessee, allowing them to sublease the property to it clients.
How do your Master Leases work?
We like to lease our properties for multiple years (2-3+ years) but if the landlord is hesitant we give the option to do a 1 year lease with an option to renew the contract.
What property rules do you require of guests?
Each client signs a statement of agreement (before entering) stating that we reserve the right to keep the full security deposit if any rules are broken. They will additionally be asked to leave immediately with help from our team members on standby.
-No shoes worn inside the property.
-No smoking.
-No events, parties, or business gatherings.
-No mail delivered.
-No moving or rearranging of furniture.
-No loud noise or music after 9:30pm.
-No pets.
-Others discussed as needed depending on the specific property.
How are your properties monitored?
There will be cameras installed on the front, sides, and back of the property, including all entrances. This alerts us when noises or guests reach a certain level that is against the rules. We will also install automatic door locks that will send and reset custom codes for each new check-in. Each client will have an exclusive passcode, no passcode will be used twice in order to maintain security.
How do rent payments work?
Payments will be sent out through direct deposit. Rent payments work the same as with a normal tenant. Depending on preference, we can also do wires, Zelle, Venmo, etc. We pay market rate with a 2-5 year lease agreement. If you are interested in enrolling in autopay, please contact us.
*Autopay is a feature we give to landlords so they will always receive their payment automatically at the same time every month.
How will the property be maintained?
We have professional cleaners that will be coming into the property between every guest stay (at least once a week) to ensure that your property is maintained in the best conditions. We also have a 24-hour handyman that will be on standby for emergency maintenance problems so the landlord isn’t bothered by minor nuisances.
How will the property be furnished?
Your property will be fully furnished; each piece of furniture will be carefully picked by our interior designer who will decide how artfully set up the property according to its layout and location for high curb appeal and a welcoming interior.
How will any damages that may occur to the property be handled?
If there are ay minor damages we will cover the cost. We also have insurance that will cover up to $1,000,000 in potential liabilities or damages.
